Our Comprehensive Bespoke Service

Founded from an owner’s perspective – we know what its like to own and run successful holiday lets, as well as providing this service for a wide range of clients.

We understand the reliance owners have on us and the unconditional trust required. Letting out a property without being there to oversee every aspect can be daunting – but we are here to provide a seamless service which comes from years of managing high quality properties, and keeping owners and guests happy in equal measure.

With the right property, short term rental can be a far more lucrative option when it comes to investing in property. Most landlords don’t have the time to deal with changeovers and everything in between. We offer a bespoke management service to do these things for you.

We have found that having a dedicated property manager on hand for guests throughout their stay is key to ensuring their stay is a positive one, which in turn gains excellent reviews to help generate future bookings.

We work with large, medium and small holiday let advertising companies, investors with portfolios and individuals with single properties.

However you choose to get your bookings (and we can provide plenty of advice on this) simply pass them all on to us and we will take care of every aspect from the point of booking onward.

Bookings

As soon as a booking is made we are in touch with guests, providing them with arrival instructions and answering any queries they may have at this stage.

Meet & Greet

We provide a warm and knowledgeable welcome to each and every guest, no matter what their arrival time. We deal with bookings 7 days a week, including weekend changeovers.

On Call Service For Guests

No matter what day of the week or time it is, we always have someone on hand for the guests to call, so if they are locked out or simply struggling to work something in the apartment, we are on hand to help them.

Cleaning & Laundry

The highest standards are required for 4 & 5 star properties and as such we only use the very best cleaners, working with a select group of companies to provide the most appropriate service to each property. We can provide our owners with high quality commercial linens and towels.  Our housekeepers will ensure these linens are labelled with your property name, laundered and re-stocked ready for your next guest’s arrival.

Safety Checks

Landlords have a duty to provide safe accommodation for paying guests, and we only work with properties that are considered safe and with all the relevant checks in place. We can help put these checks in place if required, so let us know if you need us to arrange your Gas Safety Check, Fire Risk Assessment, Electrical Installation Condition Report and Portable Appliance Testing.

Property Maintenance

We have a network of trusted partners in a variety of trades, so we can help deal with any incident, from boiler breakdowns to roof leaks, and everything in between. The tradesmen we work with receive plenty of business from us and therefore we can often benefit from discounted rates.

Post Stay Check

We provide a thorough check of the property after each guest departs, making sure there is no damage, windows and doors are securely locked and heating turned down to help owners avoid unnecessary bills.  We are meticulous about the small things so if we notice anything that requires attention we make sure it is sorted and as close to perfection prior to guests arrival.

Packages Available

Gold Package – Full + Property Management

Our Gold Package includes full management of your property and bookings. An ‘on-boarding fee may be applicable’. Our management fee is based on a % of booking total based on size and location of your property.   This includes:

Listing creation and professional photography
Your property listed on our website and 20 major selected booking channels
We’ll manage your listing – rates, availability and enquiries across all channels
Rate optimisation for peak periods
All booking admin handled by us – including guest payments and damage compensation

Replenishment of sundry items and guest welcome hampers
Proactive vetting to ensure you have guests who respect your accommodation
24 hour check-in
Pre and post property inspections
We organise your cleaning and linen rotations
24 hour guest assist service.  We can organise any maintenance and safety certificates
We give exceptional service maximising positive online feedback. Higher ratings equals higher occupancy
Constant social media exposure
We will carry out full process for star grading with NITB if applicable (fee payable by owner)

Silver Package – Bookings Only

Our Silver Package includes full management of your bookings. An ‘on-boarding fee’ may be applicable. ‘Our management fee is based on a % of booking total depending on size and location.  This includes:

Advise on set-up
Assistance with setting up a Guest Information Pack
Professional photography
Registration of property with over 20 channels
Listing on www.happy-stays.co.uk and use of guest referral system
We’ll manage your enquiries and send booking details to you
All guest payments handled by us including deposits and damages deposit

Bronze Package – Listing Only

This package is offered to owners who are already actively renting their property as a holiday accommodation, that may already have their own website and want to give their property a wider exposure. This is a free service for the first 12 months.

A listing on Happy Stays website
The owners direct contact details will be listed for guests to get in touch to book or a link to relevant website/booking engine can be provided
Professional photography available (at extra cost)
